T & C Management Property Manager / Team Lead Job Description:
Responsible for the on-site leasing, marketing and maintaining positive resident relations as well as the protection of multi-family residential apartments, homes or other managed properties in T & C Portfolio as assigned.

Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.).
Immediately record all telephone and in-person visits on appropriate reports.
Files own guest cards and maintain according to established procedures.
Demonstrate community and apartment/model and apply product knowledge to clients needs by communicating the features and benefits; close the sale.
Pre quality all prospects as per company standards.
Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements.
Update availability report, process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Leasing Supervisor for approval. Follow up with applicant regarding status.
Contribute to cleanliness and curb appeal of the assigned communities on continuing basis. By driving by, walking properties, picking up trash, entering work requests for maintenance.
Maintain open communication with Supervisor(s).
Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests on a weekly basis.
Quickly complete maintenance Service Request and inform the maintenance team. Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis.
Receive all email, texts telephone calls and in-person visits in a timely manner 24-hours maximum. Listen to resident requests, concerns and comments. Resolve in a win-win manner.
Manage eviction process from start to finish. Filing to evict, attending court, working with Sheriff to do the lock out/issue writ, dealing with tenant personal property and tenant move out.
Manage Tenant Move out and collections as per Company policy.
Distribute lease notices (e.g. 3-day and 7-day, etc), maintenance notices, etc. on properties.
Consistently implement Leasing guidelines of T & C Management.
Assist management team with other various tasks and reports as required.
Complete reporting in a timely manner for Vacancies, rent roll, move outs and others as needed
Distribute all company or community-issued notices.
Maintain current resident files including situation communication / notes. Enter all tenant communications in file and or tenant log.
Create lease and complete appropriate paperwork and input information on AF System accurately and on a timely basis. Ensure tenant file is current and up to date at all times.
Represent the company in a professional manner at all the times.
Manage renewals as per company objectives for property. Distribute and follow-up on renewal notices.
Secure new resident signature(s) on appropriate paperwork prior to move-in. Orient new residents to community.
Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect’s needs.
Ensure apartment is ready for resident to move-in on agreed date.
Assist in planning resident functions. Attend functions and participate as host for any functions as directed by the Community Manager.
Maintain a professional, yet friendly atmosphere with prospects, tenants, co workers and vendors.
Inspect vacant units and properties on a regular basis to ensure cleanliness, no trespassers, watch for utilities on/off, presentation readiness and overall security.
Create and Maintain marketing / internet ads that show vacant in a positive manner as per T & C Leasing guidelines.
Advise residents of referral concessions (if permitted).
Distribute newsletters and or other programs for community development.
Conduct market surveys and shop competitive communities. Know your property, your property’s competition and how / why tenants rent at your property.
Answer incoming phone calls, E-mails, text messages and with professionalism and per Leasing Guidelines. Log all queries in system guest cards. Return all calls within 24 hours / 1 business day.
Greet prospective residents, qualify them as per T & C Management / Property standards, and determine their needs and preference.
Professionally present the community and specific apartments while point out features and benefits.
Close prospects to applications and new leases.
Follow up with past leads in a timely manner.
Effectively market properties as per T & C Management Leasing Guidelines.
Monitor advertising effectiveness. Gather information about market competition in the area and file.
Inspect vacant and available “market ready”; enter service requests and/or communicate related service, security and or safety needs to Maintenance Manager.
Perform, maintain and record regular inspections for the community by driving by, walking the property. Monitor cleanliness, safety issues and overall appearance.
Communicate observations to the leasing supervisor to develop work orders for the up keep of the property.
Secure estimates from maintenance supervisor for critical repair of improvements, and communicate those to Leasing and Asset managers.
Develop a work plan for the property and communicate the project plan with the property owner.
Create work orders as needed and or follow up on issues.
Keep property owner, asset manager, leasing super visor and maintenance super visor informed weekly, month of all activity affecting the property.
Essential Job Functions:
Knowledge of Fair Housing Laws, NM Owner Tenant Relations act and NM Real Estate commission marketing guidelines.
Knowledge of Rental Applications, Lease Contracts and related addendums.
Demonstrate an ability to support and contribute to community team.
Demonstrate strong oral and written communication skills.
Operate telephone, personal computer/keyboard, Microsoft Office including Word and Office 365, and AF management software.
Must possess a positive attitude and the ability to keep positive under all circumstances.
Participate in training in order to comply with new or existing laws or company policies.
Attend all company meetings.
Attention to detail.
Neat, clean, professional at all times throughout the workday and/or whenever present at a T & C Managed community.
Comply with expectations as demonstrated in the T & C leasing guide.
Demonstrate ability to diffuse, manage and respond to customer concerns to avoid escalation of the problem.
Knowledge of basic book keeping principles so as to problem solve and explain tenant ledgers.
Performs any additional duties as assigned by the Leasing Supervisor or Asset Manager.

Associate Brokers Real estate license a plus.
40 hours per week.
Successfully pass drug test if needed.
Experience in previous relevant customer service or as Leasing consultant.
Employees must fulfill the performance standards of this position and comply with leasing guidelines, rules and procedures of the company or otherwise communicated (verbally or writing) to employees.
